The House that Didn’t Want to be Sold
Our journey with Dan and Vicky started in the fall of 2015 when one day while driving back to our office, Linda spotted a gentlemen out watering his front yard with a For Sale By Owner sign prominently displayed in his front yard. Being the inquisitive person she is, she couldn’t help but stop and strike up a conversation with Dan regarding his FSBO sign. Dan told Linda that it was an investment property and he’d had no luck selling but would soon be listing it with an agent that he’d recently hired.
Several months later, in spring of 2016, Dan reached out to us unexpectedly one day. His investment property had been on the market for 90+ days with the agent he hired with no luck and he wanted to know if we could get the job done. We consulted with Dan and Vicky and worked with them to prepare their property. After strategic staging, professional photography and a comprehensive marketing plan, their property sold in 5 days for 107% of list price.

Pretty good results for Dan and Vicky to say the least. Our journey with Dan and Vicky was not yet complete, but just getting started.
In August of 2016, Dan reached out to us again with yet another investment property that would not sell. It had been on the market with a different agent for 43 days with no success selling. Dan wanted to know if Linda and I could assist him once again.
After meeting Dan onsite and walking his home in our typical fashion, we focused our discussion towards the proper preparation and marketing of his property. We discussed how his home needed to make the best first impression possible and allow the story of the home to be told in a congruent fashion that resonated with prospective buyers. When a home won’t sell, the culprits are usually price and lack of preparation for the market. However, the price was not the case for Dan’s property. If anything, it was under-priced.
Dan was in agreement and we created a project management plan and set our team to work. Several weeks later, www.6582Bendel.com was ready for its debut and for its story to be properly told.
We had amazing results too with a full price offer in just a few days. Our process is built around making the home selling process as predictable as possible with no hidden surprises. However, the story was still being written for 6582 N. Bendel. The buyers could not close and had to cancel, so back to the drawing board we go. With the home being actively marketed again, we received another offer and once again, opened escrow with a couple being transferred to Fresno from out of state. Approximately 15 days into escrow, the buyer’s job transfer fell through and they had to cancel.
I vividly recall my conversation with Dan when I had to give him this unfortunate news once again. His response, “I think this house is cursed.” I was beginning to think that maybe Dan was onto something here. Again, back to the drawing board we go…
We had 30+ showings, 4 offers, 3 escrows and 6582 N. Bendel closed at 103.6% of list price
After another few weeks back on the market, we received another offer and this time, God smiled down upon us and the buyer closed. No inspections and no requested list of repairs, which is fairly common for our clients.
When the dust finally settled, we had 30+ showings, 4 offers, 3 escrows and 6582 N. Bendel closed at 103.6% of list price which earned Dan and Vicky $12,182.46 more dollars than the average realtor in the Fresno/Clovis area.
Dan is already getting us ready to sell his next home this spring. We love and appreciate our clients and are so very thankful for all of you. Dan and Vicky, thank you for your trust in us and our process.
If you are needing to sell your home, give us a call and quite possibly you will be our next Client Story.
All the best,
