Getting it done fast

Earlier this year we received a referral from Tonya Houze-Woods. We sold Tonya’s home in the late summer of 2016 and had a great time working with her not only on the sale of her home but also the purchase of her new home which is beautiful and fits her like a glove. Here’s a shout out to Tonya to say THANK YOU for the referral of her good friends, Jim and Karen. Since our business is mostly all by referral, we truly are appreciative to all of our clients and friends that put the word out for us. Continue reading…

Can you say ACAI?

Downtown Fresno is starting the journey towards developing into a very nice niche community. From the ballpark to Art Hop, Bitwise, some historic buildings and new buildings, it’s a great place to go visit as long as you take lots of quarters to feed the parking meters. The Fulton Mall is currently undergoing renovation and I’m excited for all the efforts being made to make Downtown Fresno a hot spot again. Continue reading…

Creating the Best House on the Street

If you’ve ever read the “Our Story” page on ToddandLinda.com, then you know that Linda and I got our start in real estate by flipping homes. That was a lot of fun for us and when the market is ripe again one day, we’ll be sure to dive back in and resume where we left off prior to opening our brokerage, Green Fin Realty, Inc. The unique experience of rehabbing homes taught us a lot. Specifically, the art of making an emotional connection with a buyer. That is the sweet spot where all the magic happens. When you create just the right environment, you can have buyers competing for your home and obtain over asking offers, which most people would agree, is a good thing. I’m writing about this very thing in The Value-Optimized Approach to Selling Your home. Maximum Profit Doesn’t Just Happen, It has to be Engineered!  This should be available on Amazon later this year, so keep an eye out for this exciting roller coaster of a read. Continue reading…

Who said January was a bad time to sell?

When you love what you do, it causes you to show up differently in your life. You’re more engaged and have a naturally more positive outlook on things. Don’t get me wrong, there are some plain ole bad days. There are challenges too; sometimes daily. However, when you average everything out, it’s just better and Linda and I truly are blessed to do what we love and to work with clients like all of you. Continue reading…

Let the Bidding Begin!

Over the course of now 11 of these newsletters, you’ve heard Linda and I talk about The Value-Driven Approach as our strategy for selling homes. By the way, we are in the midst of re-naming The Value-Driven Approach as I’m now 70% done with writing a detailed How-To book on the exact steps we’ve learned on how to prepare your home for the market, increase your profit by up to $25,000 dollars and crush your competition. I’m targeting late summer to have this book on sale via Amazon; more to follow on that down the road. One small problem though is I am having a complete block on what to name this book. If you have any suggestions, feel free to drop me an email at [email protected] with your idea. I’d really appreciate it! Continue reading…

The House that Didn’t Want to be Sold

Our journey with Dan and Vicky started in the fall of 2015 when one day while driving back to our office, Linda spotted a gentlemen out watering his front yard with a For Sale By Owner sign prominently displayed in his front yard. Being the inquisitive person she is, she couldn’t help but stop and strike up a conversation with Dan regarding his FSBO sign. Dan told Linda that it was an investment property and he’d had no luck selling but would soon be listing it with an agent that he’d recently hired. Continue reading…

Oh, the essence of Todd & Linda Mitchell!!! These are the people that you WANT on your side!  My husband came to my work one day and said that he was meeting with some realtors because we were going to look for a new house! Little did I know just what we were in for!  After meeting with Todd & Linda and getting specific about what we wanted in a home, we started looking at properties online… We took one day, about three weeks into this search and went from house to house that we’d wanted to see…
